IMPORTANT UPDATE FOR RESIDENTS REGARDING CORONAVIRUS (COVID-19)

We are reaching out to our residents in response to the numerous inquiries we have had from so many of you as we face this nation-wide challenge.  Like you, we are concerned both about the health risks to our residents and our staff, but also the immediate impact some of the changes that have been instituted on both the federal and state level will have to both our company and your daily lives.  

From the onset of this situation, we have been listening to appropriate sources for accurate and up-to-date information.  As risks and uncertainties associated with the Coronavirus (COVID-19) continue, we want to assure you that we are committed to working with all governmental authorities in this fluid situation and will continue to attempt to keep you informed as we receive this information.  We are taking additional steps in cleaning procedures but need all residents to help reduce the spread of the virus by covering your mouth and nose if you cough, washing your hands frequently, daily sanitizing your interior surfaces, and staying inside your apartment if you or a family member are ill.

As many of you already know, President Trump and Governor Ducey declared a State of Emergency over the weekend due to this pandemic and they have indicated that additional directives will be implemented soon.  As such, our office procedures and policies are impacted for the duration of this Declaration, and we are implementing the following effective immediately:

The decision to limit access to common areas and the business office is a serious one, and we are instituting this policy pursuant to the CDC (Center for Disease Control and Prevention) recommendations.  The areas affected are the following:

Leasing Office: The management and maintenance team will be available through your online tenant portal found at coannahrealty.managebuilding.com

Rent Payments: Please arrange to pay your rent online through the portal or via online bill pay or utilize the payment drop box at 610 N Alma School Rd #18, Chandler, AZ 85224.

Work Orders: You may put in work orders on-line through your portal.  Only work orders that materially affect a health or safety issue will be addressed until the state of emergency is lifted.  If anyone in the household is feeling under the weather, pursuant to the CDC rules, you are required to notify both management and the maintenance technician so appropriate measures can be taken.  

Finally, it remains possible that some of you will see significant impact to your source of income that will impact your ability to pay rent.  If you experience this issue, we pledge to work with you through this crisis.  If you have been affected and will likely have difficulty meeting your obligation to continuing to pay rent, we request that you contact the office on site as we have developed a program to work with you.  We value you as a resident and want to do as much as we can to provide assistance.   

We recognize that this is a challenging time for everyone, and we are grateful that you are part of our community.  Remember that we are always a phone call or email away.  We send our sincerest wishes that this health situation is limited and that you all remain safe.  With everyone’s cooperation, patience and determination, we are confident that the impact on everyone’s lives can be minimized.   

 

 

RENTAL ASSISTANCE REQUEST  

Due to COVID-19 event 

 

As you are aware, our property management company represents, the Owner of the premises wherein you reside.  Should you wish to submit a request for the Owner to work with you during this current economic situation the following is the process to start that process.

If you have been impacted by COVID-19 and based upon an event beyond your control that has impacted your ability to pay the rent on time and in full.  We appreciate the opportunity to work together to get through this challenging time for all Americans.  This means that we will all need to work together for the next few months.  In order to do that successfully, we all need to recognize that landlords are experiencing the same financial stress as many tenants.  The cash flow that they receive from rents ensures that mortgages and utilities are paid, staff members are available to provide services like work order requests, and the entire community can operate at the highest level so that there is no disruption in their residents’ lives.  Despite what some in the media have reported, there is currently no moratorium on evictions but there is an Executive Order that addresses the execution of the writ of restitution (the lock out by the constable/sheriff) if you have been negatively impacted financially by this pandemic.  Please note that HUD’s decision to stop all evictions only applies to housing that is provided by the federal government.    This community does not receive any federal funding.  As such, the determination to create a rental assistance policy is being made because this Owner believes that supporting each other is the best way to work through this pandemic.   

 

RENTAL ASSISTANCE POLICY:   At this time, the only residents that will qualify for assistance are residents that can substantiate that they have been economically disadvantaged by the COVID-19 crisis.   If you qualify, we will waive the amount late fee’s and suspend 5 day notice from being issued as long as you comply with the entire repayment plan and perform the remainder of your lease obligations.  

 

WHAT IS NEEDED FROM YOU: You are already completing the first part of this process by filling out this form.   Please attach verification that your financial situation has been negatively impacted by COVID-19.  The following examples are acceptable forms of verification: 

 

A written statement from your employer that you have been either let go or that your income has been significantly reduced because of  COVID-19. 

Submit the most recent pays-tubs for the past thirty days. 

Verification that you are receiving or have applied for unemployment benefits. 

Written statement by you that you work for one of the industries that has been temporarily closed or limited because of a governmental order such as a restaurant, movie theater, school, or other business that has seen significant governmental policies issued directing their activities.  This statement will need to be accompanied by proof that you were employed by that company.
